Abu Dhabi’s Department of Municipalities and Transport has approved a direct rail link connecting Al Bahia with downtown Abu Dhabi, setting the stage for a new commuter suburb and sparking a wave of development along the route. Construction work is slated to begin in September, with the first phase expected to open by December 2027, officials confirmed on Thursday.
The move comes as the capital grapples with rapid population growth and mounting pressure on existing roads stretching between the mainland and the city’s core. The new transport corridor is widely expected to reshape housing patterns, giving professionals working on Al Maryah Island and in Corniche districts a faster, less stressful route from more affordable outlying communities.
At the centre of the plan is the Al Bahia Metro Station, set to anchor a previously quiet residential quarter on the city’s north-east outskirts. Abu Dhabi developer Imkan has already unveiled Haven Residences, a mid-rise complex of 400 apartments expected to top out by late 2028 on Al Nahda Street – directly opposite the planned metro terminus.
"Our expectation is for at least 1,800 new households to settle in Al Bahia by 2030, up from today’s roughly 600," said a senior Imkan planning official in a statement. The announcement has rippled through local real estate agencies: Property Monitor data shows average listing prices for two-bedroom apartments here rose from AED 64,000 to AED 70,000 per year in the first half of 2026, the sharpest jump in Greater Mussafah’s rental markets.
For Al Bahia’s new residents, the rail spur means express trains whisking them into Zayed Sports City and Al Bateen within 17 minutes during peak hours, compared to the current 35-45 minutes by car in morning traffic. Developers and urban planners are promising new grocery markets, medical clinics, and a cluster of cafes — all within walking distance from the future station concourse.
The numbers underline why the project is drawing so much attention. Abu Dhabi’s latest municipal census estimates the city’s population grew by more than 110,000 in the past two years, fuelled in part by tech and finance jobs in the Al Maryah superblock and the expansion of Khalifa Port industries. Market analyst CBRE projects demand for new homes in the capital will increase by 8% annually through 2030.
For developers and landlords, the math is compelling. As of June, off-plan sales in the wider Al Bahia-Mussafah corridor had topped AED 1.2 billion in value in 2026 alone, according to figures from the Department of Municipalities and Transport. Rents in adjacent Shakhbout City have also crept up by 6% since January, reflecting wider investor confidence.
The Department expects the first section of the metro line—linking Kizad Industrial Zone with downtown—will be completed by late 2027, with soft trials in mid-2028. Once launched, planners predict weekday ridership along the Al Bahia route could hit 24,000 per day within its first year of operation.
For Abu Dhabi residents considering a move, several off-plan launches are set to hit the market by November, including ParkView Residences on Al Muzoon Street and the family-oriented Greenline Villas enclave. Several agencies report that interest from first-time buyers and expat commuters has steadily increased since the transport announcement.
Prospective tenants aiming to lock in lower rents before final handover will find limited inventory, especially in new-build towers closest to the metro line. Local property consultants suggest acting within the next six months, as each phase of construction brings further price rises in the area. But for those willing to buy off-plan or invest early, Al Bahia’s new status as Abu Dhabi’s fastest growing commuter suburb is already proving attractive.
